Why Planning Together Matters: The Value of Early Collaboration Between Architects, Designers, and Builders
Once you’ve identified that perfect piece of land on which to build your dream home or renovate, the hardest part is the waiting, the time taken from breaking ground to completion. One way to keep this at a minimum is to have a cohesive team right from the start.
At Vista Coastal Builders, we believe that the most successful custom home builds happen when the creative minds, i.e., architects and designers, and the practical ones, i.e., your builders and tradespeople, and, you, the client work together towards a shared goal.
Why Early Collaboration Matters
Achieving that fine balance between creative design and practicality is an art in itself, one we have honed over the years. As experienced custom home builders, we know how to make the most of the unique skill sets your designer and architect bring to the pre-construction and planning table.
As builders, we ground the vision in reality by ensuring every idea is buildable, practical, and within budget.
Planning Is an Investment, Not an Expense
The budget creep is a real phenomenon, but also the most avoidable.
One might think that the logical way of doing things is to first design, then build, and finally move in. However, the reality is that when plans already started by an architect or designer are developed without a builder’s input, the design typically costs more to build than expected. There are tough decisions and revisions to be made during the construction phase which send timelines and budgets awry.
When you involve us during the planning phase, you get critical build information like materials availability, site challenges, structural considerations, and mechanical layouts clarified early, so you can make informed decisions to stay aligned with your budget as the design process progresses.
Our pre-construction process ensures that every trade partner, designer, and supplier is working from the same playbook, understands what is expected of them, and when.
Why You Don’t Want a “Free Estimate”
There are ballpark figures we can give you when you decide to build your custom home. However, the actual cost per square foot depends on factors like access to your lot, its slope, the type of foundation you’ll need, the materials and finishes you want to use… you get the picture. This means we need to get feet on the ground, carry out surveys, contact materials suppliers about lead times, and go over your design in detail. That’s dozens of hours of skilled work.
What you get is an estimate that reflects the true scope of your project with the best approach to bring it to life.
What Our Pre-Construction Phase Means for You
Get the pre-construction phase right, and the rest of the process is smooth sailing. This is where we take your architect’s or designer’s plans, go through every detail, talk with our trade partners, and cost out each element of your home. What this allows us to do is give you a reliable price estimate and make sure any potential issues are nipped in the bud early. Many of our clients have been pleasantly surprised to find they have space left in their budget for some extras after going through this process.
This allows you to tweak designs, add or subtract elements, and be confident that what looks good on paper will work just as well in reality.
Collaboration Is the Key: Integrated Project Delivery
At Vista Coastal, our Integrated Project Delivery (IPD) approach is built on collaboration and transparency. The approach brings everyone to the table early to share ideas, align expectations, and make sure design decisions and budget decisions happen hand in hand. It helps protect the investment you are making in your custom home, keeps the project focused, helps you get to know your team, and builds trust between all parties involved.
When you go through a formal planning phase, you’re investing in your build ensuring that ideas, costs, and craftsmanship come together to create the luxury home you deserve.
At Vista Coastal Builders, that is the process we stand behind. When your architect, designer, and builder work as one team, the results speak for themselves.
